Better Business Bureau Client Testimonials
I was a timeshare owner for over twenty years and had been scammed a couple of times by timeshare exit companies over that period by firms making empty assurances that were purely deceitful. I ran across David Bates and his firm largely by happenstance and I'm grateful that I did. David gave me sound advice; made no assurances; and, did not request anything of me except solid informational detail. I paid no "upfront" fees of any sort and dealt solely with first-class professionals from the moment David and I spoke. I can't say enough about the quality of service and professionalism I experienced with these folks. The end result was totally favorable and I'm now completely free of my longtime timeshare. The timeshare exit industry is full of scam artists. How refreshing it is to know there are real, trustworthy professionals therein that are helpful, considerate, and extremely knowledgeable. I HIGHLY recommend David and his team.

Completely satisfied and pleased with the guidance we received. The information was very helpful in forming our strategy to get rid of our unwanted timeshare. We learned a lot of how timeshare salesmen mislead their marks and fail to comply with the requirements of the Consumers Bill of Rights. We were referred to a timeshare attorney who successfully got us released from our timeshare, the fee was very reasonable. I highly recommend that anyone seeking an exit from a timeshare to contact this consulting firm to obtain reliable information on their options.

Better Business Bureau Client Testimonials
I recently bought a timeshare in May 2022 and realized I was scammed after the date that I could cancel my contract. I was desperate to fix this huge financial mistake and while researching ways to get out of the contract I was afraid of getting scammed again. After checking out multiple sites on internet searches, I came across Advocate Financial Services and spoke with Mr. Bates on more than one occasion. I was so fortunate that I did, because he knows all about the time shares and how they work, legal aspects, and was able to give educated advice on what to do. He was so knowledgeable and professional! And best of all, this advice is free! He gives you options on what you can do, and you choose what is best for you or you don't have to take his advice at all. After considering my options, I chose what I thought was best for my situation and he referred an excellent timeshare attorney that I was able to check out and research, and I chose to use and now is working on my case and making progress, and I am confident that this will be resolved with a good outcome. I would recommend Advocate Financial Services to anyone who needs advice about getting out of a timeshare. Five star all the way!

Cancelling A Timeshare Contract Using Timeshare Attorneys
Are you thinking about cancelling your timeshare contract? You're not alone.
Cancelling a timeshare contract can be a tedious and complicated process, but timeshare attorneys can help. A timeshare attorney focuses on producing claims against the timeshare salesperson due to withholding information during the sales presentations causing financial harm to the timeshare owner.
Many people who purchase timeshares do so without fully understanding the nature of the contract or the financial obligations involved. As a result, they may find themselves unable to make the payments or face other unexpected costs.
If you're considering cancelling your timeshare agreement, an experienced timeshare attorney focusing on consumer protection and timeshare law can help you navigate the process and protect your rights.
Why Advocate Financial Services Is Considered One Of The Best Timeshare Cancellation Firms Using A Qualified and Experienced Timeshare Attorney
Many people choose Advocate Financial Services as their timeshare cancellation company because they work with experienced and qualified timeshare attorneys. When you're ready to cancel your timeshare agreement, it's important to have timeshare attorneys that understand the ins and outs of timeshare law and can help you navigate through it.
The team at Advocate Financial Services has a proven track record of success in canceling timeshare contracts using timeshare attorneys, and they will work with you to ensure that you are able to cancel your timeshare agreement. If you're considering timeshare termination, it's essential to retain well versed timeshare attorneys who practice consumer protection and timeshare law.
In law, very few attorneys understand timeshare contracts. Having a timeshare lawyer representing you in a legal dispute is important to cancel your legal obligation. A timeshare company will not negotiate with timeshare exit companies working on your behalf, only with a law firm. Timeshare Management Companies know that these exit companies are not qualified to represent you in a legal matter, and all charge legal fees upfront. You need qualified timeshare attorneys with a law firm to protect your rights as a legal representative as a timeshare company directly communicates with your timeshare lawyer.

3 Reasons Timeshare Attorneys Will Help You Cancel a Timeshare Contract
1. Timeshare Salesperson Misled or Withheld Information For Their Financial Benefit To Earn a Commission.
Timeshare Attorneys need to justify to the developer why you feel the salesperson misled you at the sales presentation.
As you can imagine, it is impossible to prove the salesperson misled you or made promises that never materialized. A Timeshare Attorney cannot prove salespeople pressured you to purchase your timeshare.
Timeshare Cancellation Companies, better known as "Exit Companies," will try to convince you "they will pressure" the timeshare resort to release out of your contract based on the arguments that the salesperson pressured you and misled you.
That is a false claim.
Below is a list of the common claims a law firm with Timeshare Attorneys uses to cancel your timeshare contract legally.
Salespeople in the timeshare industry will misinform you or withhold the following:
Timeshares are considered tangible property or investment.
You can only buy a timeshare from the developer, not the secondary market.
You will never get another opportunity to receive the discount proposed on your visit.
You will receive a deed to the timeshare indicating you "own" the property.
Timeshares go up in value.
If you are selling your timeshare interest, you need to allow the timeshare resort to have the right to "buy back" your timeshare or match the offer from your buyer.
You cannot sell your timeshare unless you have paid off your loan.
Timeshare owners can rent their timeshares for profit.
Timeshare owners can use timeshares worldwide without paying additional fees.
You can refinance your loan with a bank at a lower interest rate.
The timeshare developer will "buy back" your timeshare if you are unhappy.
The salesperson will help you "sell your timeshare."
Timeshares are exclusively available "only" to owners and their guests.
You "could will" your timeshare to your heirs and property.
Timeshares are available on the timeshare resale market, including websites like eBay, for as little as $100.00.
Timeshare owners would be "Required" to participate in an "Owner's Meeting" or "Update Meeting" EVERY TIME you use the timeshare only to sell you more time or points, locking you into a new contract with a new 10-year loan term.
Timeshares are available for rent without having to own a timeshare on websites such as Travelocity, Expedia, Airbnb, VRBO, Hotels.com
With the claims mentioned above, a Timeshare Attorney can create a credible narrative that the salesperson "withheld the information on purpose" to sell you the timeshare to earn a lucrative commission. Only timeshare exit law firms with legal professionals can accomplish the narrative.

Were You Misled?
2. Your Developer Sues You For Breach of Contract Due to Defaulting on the Loan Balance or Maintenance Fees Under The Contract.
Many timeshare owners find themselves in a financial situation where they can no longer afford the loan payments or maintenance fees. In most cases, the timeshare owner will contact the timeshare's management company to "give back" their timeshare and take a loss of monies paid. There is a couple of challenges with that proposal.
Timeshares are not tangible property. You are not "giving back" your "property," so the timeshare can "resell it" to someone else. That proposal holds if this was your home, you are defaulting on your mortgage payments, and the bank would foreclose on your home, keeping the equity and would sell it to a new buyer.
As you may know by now, you own an exclusive membership with a point system or week system, allowing you to use the developer's property once or twice a year, depending on the membership you purchased. For this reason, timeshare developers will not take back your timeshare with that proposal. Many owners feel the only solution is not to pay the loan or maintenance fee. By default on your financial obligations, timeshare owners believe that would force the resort to "foreclose on the timeshare." The developer will not foreclose on your point system or repossess your week.
In this case, lawyers for timeshare resorts will get involved and sue you for the loan balance under the contract. In many cases, timeshare resorts sue the members for "projected maintenance fees" under the purchase agreement. Keep in mind aside from the loan you took out with the timeshare resort, you signed a lifetime contract for the maintenance fees. Lawyers for timeshare resorts have proved to courts that in 15 to 20 years, you or your heirs would be alive to use the timeshare and make payments.
According to the 2019 State of the Vacation Timeshare Industry: United States Study, the weighted average maintenance fee charged per interval or interval equivalent was $1,035.00
Many timeshare owners experience a significant increase in 10 years, and many see their maintenance fees double in a 10-year term. Lawyers for timeshare resorts will present a court in the next 15 to 20 years; your maintenance fees would double based on the inflation rate. The way the contract reads, the timeshare developer can legally increase your maintenance fees every year. Lawyers for timeshare resorts can quantify the timeshare developer would have earned $30,000 to $40,000 in the next 15 to 20 years.
Lawyers for timeshare resorts are clever to justify this argument, win a judgment for lost revenue under the contract, and collect payment by garnishing wages or putting a lien on the individual's tangible property. Instead of dealing with an expensive lawsuit, a Timeshare Attorney with a law firm would be able to negotiate a settlement if the timeshare developer is currently suing you.
If you are currently behind your loan or have defaulted on maintenance fees, do not underestimate the timeshare resort's endeavor to collect monies owed under the contract. Consider hiring a timeshare attorney with a law firm that will help you settle with your timeshare developer. Canceling your financial obligations and not having a judgment is the best solution at that point.

3. You Can No Longer Afford Your Loan or Maintenance Fees and Need a Timeshare Attorney To Settle The Amount Owed.
Suppose you believe the salesperson did not mislead you to buy your timeshare, and you cannot afford your loan payment or maintenance fees.
In that case, experienced timeshare attorneys possess the negotiation skills to settle for loan balances or maintenance fees owed.
Any lender or creditor would prefer a settlement rather than going through the process of reporting to the credit agencies for delinquency, hiring a collection agency, and eventually hiring legal counsel to sue the borrower. A law firm with experienced timeshare attorneys has established relationships with management companies for the timeshare resort and will negotiate a settlement without impacting your credit. Hiring a law firm with a timeshare attorney to settle monies owed to the timeshare resort is more affordable than paying the resort.
If you are considering canceling your timeshare obligations, don't hesitate to contact our office to receive a Free Consultation to assess your circumstance and determine if hiring a timeshare attorney or a law firm is the right step for you.
